President
Mr. Mose has over 15 years of experience in development, project management (PM),
commissioning management and start-up, construction administration (CA) and global
accounts management. He has provided commissioning, design, project management
for design and construction of projects with construction costs up to 24 million dollars.
Additionally, Mr. Mose has extensive experience in consultant management, building code
analysis & interpretation, systems coordination and successfully representation of Clients as
Owner-Agent/liaison to Agencies Having Jurisdiction (AHJ) on the local, state, and federal
levels. Known for his traditional style of providing design/management services, Owners/
Clients, sub-consultants and general contractors rest assured, that Mr. Mose has personally
performed a level of due-diligence that safe-guards projects from major snags by treating
them as if they were his own. From start-to-finish, programming through commissioning
processes, he carries a work ethic long thought of as non-existent in today's workforce.
Experience in Commissioning Management
. (4) 2-MW backup generator system design and PM. Experience includes management of
an alliance of 20+ sub-consultants in the design and PM/CA of mission critical facilities.
In addition, the design of battery rooms for industrial, assisted living campus, athletic
facilities, clean-rooms for nutraceutical manufacturing, hemodialysis and peritoneal
dialysis (PD) clinics, over fifteen (15) financial institutions stand-alone branches and K-12/
high-education campuses/laboratories.
�� Facility upgrade projects have included early-warning fire detection (E.W.F.D) systems,
pre-action dry-pipe sprinkler systems, occupant/building/space use reclassification &
analysis per original, current and proposed building code(s) and/or local ordinance(s) for
compliance of specifically for vintage low-rise, mid-rise & high-rise commercial buildings
ranging from 1911 thru 1986.
Additional Experience in Project Management
�� For the past six (6) years, prior to forming Level 5 Commissioning, LLC, Mr. Mose effectively/
efficiently manages a global design & construction alliance account for a global architectural
firm. These on-call services of provided to an CRE design & construction group comprised
of an area manager, five (5) senior project managers and their many business units, over
eighteen (18) A/E sub-consultants of various firm sizes & disciplines. It also includes the
coordination with one (1) prime-general contractor and its many sub-contractors. Within
this three-legged stool structure of alliance members (Owner, A/E Firm/GC), he averages
upwards of about 200 projects annually. Through his development background the
alliance team model allows for his offering of additional services on an as needed basis.
These tend to include, site selection/evaluation, surveying, land-title research, flood-plain
analysis, platting/re-platting, removal/replacement of petroleum storage tanks (PST) both
above ground (AST) and underground (UST),utility rebate services, etc., just to name a few.
Additionally, these services include exceeding annual diversity participation goals each
year.

Established in 2011 by Timothy Mose, owner/president of Level 5 Commissioning, LLC (a.k.a., Level 5 Cx, LLC) offers over 20-years of hands-on project design & management experience and proves time and time again, to be an invaluable resource to both the public/private development and AEC industry Clients, alike.

The birth of Level 5 Cx originated from three significant events: First, Tim's 13+ years of design/management associated with the reliablity of building envelope/systems within mission critical facilities and the reliance of a global telecom's Corporate Real Estate's (CREs) various departments (i.e., Planning Design & Construction and Property Management, etc.,) on reliable systems, manual/automated, alike. Secondly, the recognition and calls from persistent Clients, urged Tim become certified in order to provide them with objective commissioning and retro-commissioning, by way of Level 5 Cx, LLC. This lead to continual, negotiated contracts for the commissioning/retro-commissioning of new and existing MEP building systems, respectively, as their independent 3rd-Party Cx/RCx Agent. As recognized and demonstrated in his other lead role of Regional Account and Project Management Leader for Gensler Architects, the Client/GC knew that Lvl 5 Cx would extinquish the growing air of conflicts of interest plaguing the Cx/RCx industry by designers who state that they can objectively commission their own design. Level 5 Cx, LLX eliminates the psuedo 3rd party claims made by many designer-commissioning agent being one in the same and absolutely mitigates the frantenization between designer/commissioning agent. Most importantly, Lvl 5 Cx eliminates the more prevalent, design firm/Cx Firm being a subsidiary of the other in an effort to whitewash/camouflage the obvious deceit to the Client for the sake of additional revenues and self-protection from errors and ommissions from their design shortfalls. Level 5 Cx absolutely brings that intergrity and value-add Clients use to benchmark the success of their facility's design and building systems selection/performance.

Third and finally, after a successful living-organ donation to his father that same year, Tim seized an opportunity to grow/teach in an industry he has grown to love and excel in. Having commissioning management under his belt, he savored the future validation he's always known and sought, that a 'traditional architect' is one that has extensive knowledge in every design discipline and the construction craft. His education in architectural design & management, coupled with 26+ years employment (including the most recent 13-years as a global accounts account/project maager with Gensler's Houston office), he continues to teach, learn and grow in the AEC industry. For one-day, he hopes to be revered as that "traditional architect" through his practice, teachings and life-long learning.
